Pending Home Sales Holding In Stable Range

Pending home sales eased against a deteriorating economic backdrop but remain in a stable range, according to the National Association of Realtors®.

The Pending Home Sales Index,¹ a forward-looking indicator based on contracts signed in October, slipped 0.7 percent to 88.9 from an upwardly revised reading of 89.5 in September, and is 1.0 percent below October 2007 when it was 89.8.

Lawrence Yun, NAR chief economist, said a review of the past year is instructive. “Despite the turmoil in the economy, the overall level of pending home sales has been remarkably stable over the past year, holding in a generally narrow range,” he said. “We did see a spike in August when mortgage conditions temporarily improved, which underscores two things – there is a pent-up demand, and access to safe, affordable mortgages will bring more buyers into the market.”

Conditions remain uneven around the country, but some areas that are showing healthy gains in pending home sales from a year ago include many Florida and California markets, Providence, R.I.; Lansing, Mich.; Oklahoma City; and Las Vegas. ²

Yun expects growth in the U.S. gross domestic product (GDP) to contract through the first half of 2009, then stabilize and expand in latter part of the year – lifted by a home sales recovery. “Given the critical role of housing in an economic recovery, we’re confident sufficient stimulus will be offered to bring more buyers to the market,” he said.
Looking at middle-ground assumptions, existing-home sales are forecast to total 4.96 million this year, and then increase to 5.19 million in 2009 and 5.55 million in 2010.

New-home sales for 2008 should total 486,000 this year, decline to 393,000 in 2009 and then grow to 446,000 in 2010. Housing starts, including multifamily units, are projected at 934,000 units in 2008 and 731,000 next year before rising to 772,000 in 2010.

Capistrano model now open in Mediterra

The Capistrano is located in the Marcello neighborhood in Mediterra, in North Naples.
The three-bedroom home has four full baths and a powder room and offers 6,764 total square feet, including a twocar garage, entry tower and 1,472 square feet of covered outdoor living space. It also has an octagonal dining room and study, a columned galleria and a living room with a fireplace.
Custom features include multilevel tray and coffered ceilings with molding, faux-finishing and travertine floors. Built-in cabinetry is found in the study and living room.
The kitchen has stone countertops, a center island and wood-clad ceiling. It also offers a breakfast bar and walk-in pantry. The adjoining family room has media and display built-ins and pocketing sliding doors leading to the entry loggia, which overlooks the courtyard and offers a summer kitchen.

The Capistrano is priced at $3,195,000, furnished.
Mediterra is now offering luxury coach homes from the $700,000s, villas from the $900,000s, single-family homesites from $300,000 and custom homes from $1.6 million to more than $7 million. Mediterra is a private, gated community.

First-of-its-kind underpass art gallery could come to Naples

The city’s newest art gallery won’t be located across the Gordon River Bridge. Instead of driving over the bridge, visitors to downtown Naples could be asked to walk beneath it.

Advocates for the Gordon River Underpass Art Gallery announced Friday they received an initial go-ahead from the state to move forward with building a gallery beneath the Gordon River Bridge.
The project would transform the 160-foot-wide underpass into an art gallery, featuring art work created by area children and professional artists. The artwork will be turned into tiles, which will then be put on display.

The artwork will tell the history of the Gordon River and the Naples Bay, and advocates hope that it will attract city and county residents and tourists alike.

Existing single-family home sales up 80 percent in Fort Myers/Cape Coral

Sales made with the help of a Realtor in Southwest Florida rose again in July. Existing single-family home sales — or resales — grew by 80 percent to 768, from 426 a year ago, in the Fort Myers/Cape Coral market.

Condo sales rose 35 percent to 174, from 129 a year ago, according to statistics from the Florida Association of Realtors. On Marco Island, 31 single-family homes sold, up 19 percent from 26 a year ago. Condo sales rose 5 percent to 41, up from 39 in the same month last year.

[T]he Naples Area Board of Realtors in its own market report showed sales continued to rise in July. There were 361 home sales, up 31 percent from 275 a year ago.

Property tax rate will not increase in Collier next year

Collier County property taxes won’t go up next year. From this point on, they can only decrease.
With virtually no discussion, Collier County commissioners on Tuesday afternoon approved a primary property tax rate of $3.1469 per $1,000 worth of property value, and a secondary property tax rate of 69 cents per $1,000. Those are the same rates currently in effect. That means without any other taxes or assessments, a property owner who lives in unincorporated Collier will pay $383.81 on a $100,000 home.

According to the county’s budget director, John Yonkosky, the $3.1469 tax rate is expected to generate $249,156,703 in property taxes for the upcoming year. The 69 cent tax should produce $35,416,600 in property taxes for the 2009 tax year, which begins Oct. 1. Combined, the two tax rates will provide the county’s general fund with a total of $326,561,705.

Public hearings will be held at 5:05 p.m. Thursday, Sept. 4, and again at 5:05 p.m. on Thursday, Sept. 18 in commission chambers.

During the September public hearings, commissioners may maintain or lower tax rates. After the preliminary tax rate is set, the only way it can be raised is by special additional public notices and advertisements, Yonkosky noted.

Survey Shows Consumers Optimistic on Real Estate

Consumers are apparently optimistic about the future of the national real estate economy, according to a new survey conducted by Housing Predictor. Nearly 1 out of 2 polled say they believe the national real estate economy will improve within the next two years.
The online survey serves to show that despite the turmoil in the nation’s real estate markets, triggered by the credit crisis most believe conditions will improve in a short time span. Only 28% of all respondents said they believe it will take five years or longer for credit market conditions to improve the housing market.
An unprecedented epidemic of foreclosures has led to lower home prices in the over-whelming majority of the country. As many as 1 out of 3 homes in some especially hard hit areas listed for sale are foreclosures, damaging communities and housing values.
A majority of economists recently surveyed say the nation is either in a recession or at least close to experiencing one. Rising gasoline prices have triggered the highest food inflation the country has experienced since 1992, which was during the last major real estate recession.
Congress is dealing with a series of proposals to assist some homeowners threatened with foreclosure. But more than 3 million homeowners are now behind on their mortgage payments and are threatened with foreclosure. A Housing Predictor survey in March found that the over-whelming majority of respondents believe Congress will fail in its attempts to solve the national real estate crisis. Foreclosures are forecast to increase to total more than 5.6 million units through 2011.
Some 25% polled said they believe things would improve in a year or less. Housing Predictor regularly surveys consumers on real estate related issues, and provides more than 250 local housing market forecasts in all 50 U.S. states. The data on which forecasts are issued are independently gathered by researchers from thousands of sources throughout the nation. Markets are constantly monitored by researchers to keep visitors up to date on changing market conditions.
